Construction Plan Submittal Information

Residential construction plans must be submitted with the following information:

  • Approved Land Use Compliance Form
  • Approved septic / well permits
  • Site Plan
  • Elevations (grade/slope)
  • Floor Plan (sq. ft. heated/unheated
  • Foundation drawings (slab/crawlspace)
  • Electrical plan (including service)
  • Mechanical (location of units)
  • Insulation description
  • ‘Lumber specs (length, type, common framing, etc.)
  • Door & Window schedule (size-location-emergency egress)
  • Stair diagram (rise and tread dimensions)
  • Smoke Detector locations
  • Wall sections
  • Required vents / Foundation calc
  • Interior / exterior finish schedule
  • Attic access (stairs or none)

Plans for any construction must be submitted as 36”x24” size document, or you email PDF file to office manager:, and these will be printed in our office for an additional fee. This additional fee must be paid upon submittal of PDF file.

Commercial construction plans must be submitted with the above listed residential construction plan requirements, as well as the following information

  • Approved soil erosion plan
  • Parking plan approval
  • Driveway approval
  • Landscaping/Buffer approval
  • Sign application submitted
  • Fire Marshall approval
  • Public Works approval

Two complete sets of plans are required for Commercial construction projects in Thomas County, GA.
